  3. Forgetting curb appeal. Sure, your bedrooms, kitchen and bathrooms are staged, prepped and ready to go, but don’t forget that the exterior is the first thing potential buyers see when they tour your home. Enhance your house’s curb appeal by pulling weeds, making sure the grass is cut, or giving your front door a fresh coat of paint to give your house a polished impression.
  4. Setting a too-high asking price. You want to get your money’s worth for your home, but setting an asking price that’s too high often deters buyers who would be more open to negotiating. Discuss what your best price should be with your realtor, who is trained and knowledgeable in the local real estate market and can give you their advice.
  5. Withholding important information from potential buyers. It may sound like a good idea to forget to mention issues or problems your home has from buyers, but doing so can result in a bad negotiating period or worse, a lawsuit. Avoid this by taking care of the issue yourself and letting any potential buyers know of any issues they may face should they complete the purchase.
  6. Not preparing for the next step. Should you buy your next home before you sell your current one? What will you do if the transaction moves faster or slower than you originally planned? It’s important to discuss what actions you will take and make plans for paying your mortgage and closing costs.
  7. Choosing the wrong realtor. Sure, you’ve gotten glowing recommendations from various friends and family, but it’s important to choose a realtor who is knowledgeable about the market in your neighborhood and who has an excellent reputation for listing homes.
